So, what else do you need to CONVERT Expired & Released (Withdrawn) listings to your clients?

An Action Plan 

Studies show that Expired & Withdrawn listings will re-list within 14 days of going off the market. That tells us that you must contact them early and often within those 14 days. Your Action Plan will consist of phone calls, postcards, booklets, free offers and a visit or two.

A list of Expired/Withdrawn Listings 

In most MLS systems, you can program the MLS to notify you of any and all expired and withdrawn listings as soon as the computers are updated. This notification needs to be daily. Remember, 15-25% of ALL listings will not sell during the initial listing period!  

Collateral Materials 

Collateral Materials should include: specific expired letters, a postcard campaign to last the entire 14 days (& beyond) and will arrive almost every day! You will also want an expired book (booklet) for your prospective seller. The booklet will include tips on selling, your background and experience (or company experience if you are a rookie), your marketing plan, testimonials and an offer. You also need Scripts & Dialogs that work for you!
